Buying Michigan Lakefront Property
Purchasing Lake Michigan lakefront property is very different compared to buying a lot right across the street from it. The Michigan Department of Environmental Quality is responsible for protecting the state's lakeshore and they will likely have at least some impact on your transaction. An internet search of Michigan + DEQ + Dunes returns more than 316,000 results! Having a real estate broker who is an expert in brokering Lake Michigan lakefront property, can insure you have a trouble free closing without needless delays and expenses.
Selling Michigan Lakefront Property
The successful sale of lakefront property is a result of two things. First, you want a broker who's contact list if full of prospective buyers who are ready, willing, to purchase this caliber of property. Second, you need a broker who knows what needs to be done prior to the sale in order to make your property as desirable as possible. This might include application to the DEQ for a building permit, ordering special surveys such as a topographical survey, preparing low altitude aerial images that indicate the property borders with graphics overlayed on top of the aerial photograph.
Performing this due diligence in advance will insure a potential buyer will be able to close the transaction in a timely manner, allowing then to proceed with their plans for the property and allowing you to move on with your plans with the funds from the transaction.
Regardless if you are a buyer or seller, please call me before you make any commitments. There is no obligation, and no charge for the initial consultation.
