Professional Offer Presentation Leads to Lakefront Larceny

One of my clients just stole, I mean closed on, a beautiful Lake Michigan lakefront home that was just listed for sale at $799,900, but sold for $650,000 a few days after it was listed!
This well maintained, 4 bedroom home, featured a 160' wide, deeded, littoral beach and is located close to Harbor Shores; a Jack Nicklaus Signature Course.
What is wrong with the property? Nothing.
Why was such an offer accepted only a few days after being on the market?
I honestly believe the offer presentation was the key.
The presentation of an offer to purchase sets the tone for all remaining negotiations. It can make the difference between getting a once in a lifetime bargain, or unintentionally paying more for a property than its worth... especially when considering the acquisition costs of Lake Michigan lakefront property!
