January 1st will not only mark the beginning of a new year, but it is also the date we will see the largest number of expired listings. For the sellers, this is a time for reflection. Many will look for answers that explain why their property didn't sell.
Most will experience a large volume of calls from real estate agents hoping to list their property. They will ask to setup a listing appointment. They will offer free CMAs, a.k.a., Comparative Market Analysis.
Why didn't your property sell? To be honest, it usually comes down to price. However, one simply cannot overstate the importance of proper exposure. Note, that I prefaced exposure with proper. is your multi million dollar property being exposed to buyers of that caliber?
How is it being presented? It still amazes me how often I look at a property listing and find unprofessional photos and a complete lack of access to important information such as a satellite boundary aerial, survey, plat, DEQ map, etc... Even the location of some are incorrectly mapped by the listing agent/broker!
