This is a blatant attempt to lure the owners of Lake Michigan lakefront and beach access property to list their property.
Why? As a Buyer's Broker, I earn a living by helping buyers locate and buy property. I have a very long list of ready, able, and willing buyers for whom I cannot locate suitable properties from within the current inventory of MLS listings.
How many buyers? My weekly newsletter is read by 8000+ subscribers. My web sites deliver 100,000+ page views per month. I consistently represent more buyers at southwest Michigan closing tables compared to the vast majority of real estate agents / brokers in this market.
The truth is, your property has a lot of value as a listing for traditional real estate brokers. Without listings, most brokers cannot attract buyers. Why should you be charged a large commission by a listing broker when he needs your listing to attract business? He must charge a significant commission since he needs to offer a portion (usually half) to Buyer Brokers, like me, to procure a buyer.
