When I believe a new listing will sell quickly or is a good value, I will feature it in a blog here. Several properties I recently highlighted in this blog are now under contract.
This Gowdy Shores cottage was listed for sale and posted here on September 12, I suspected it would sell quickly since the Gowdy Shores and Gordon Beach area of Union Pier is one of the most desirable lakefront neighborhoods in Harbor Country.
In addition to it's location, the property had the style, size, and asking price of $719k, that was right on target with a large segment of prospective buyers. You don't have to be a Quant to figure out this would not last long!
I featured this modern farm house because it represented such a good value, for the right buyer. I represented the owner when he acquired the property, and I was very familiar with the substantial investment they made subsequently. By the time they were finished, they completely transformed the property into a recreational paradise! A sport court with tennis and basketball, a custom in ground pool and spa, a pool house and changing room, whole house A/V, a whole house natural gas, electric generator, French Drain, etc, etc, ...!
I also understood that the listing price of the property, $1.19M, was a fraction of what it would cost to duplicate it. For the right buyer, one who wanted and appreciated all those features, this was a bargain.
The Lakeside, MI Lakefront Home was featured as a new listing on August 27th is now under contract. Listed at $3.2M, this property represented a good value for the lakefront property buyer because of its size and it's current home which could be used as the primary residence or more likely, as a guest home after building a new home on the bluff with fantastic lake views. The bluff here is very high, but like the neighboring property, a very convenient tram can be installed so even young children and the elderly can enjoy the beautiful beach below.
