The large national real estate portals like Trulia and Zillow are notorious for being outdated and incomplete. This is especially true for smaller markets like mine.
In addition to being slow to add new listings and remove sold listings, the algorithms they use to automatically calculate a homes value are very, very, inaccurate! They are not able to adjust a homes value properly for variables such as beach access, beach rights, view, proximity to both desirable and undesirable things like highway noise, railroad tracks, etc...
in a competitive market like our's, desirable properties that are priced correctly will sell quickly. You cannot afford to rely on slow and incomplete information if your goal is to locate and buy a great home at a good price.
