Since I work almost exclusively as a Buyer's Broker, I rarely take on listings. However, when I do, they usually sell. And, they usually sell quickly! Keep reading to see why.

Turn Key Union Pier Vacation Home - $299,900 *Pending*
This affordable turn-key vacation home in Union Pier was listed on the market on January 24, 2013 at $299,900. In less than 90 days, we had multiple offers and as of April 17 its under contract and scheduled to close in May.
Two Acre Lakefront Parcel - Lakeside MI $3,690,000 *Sold*
This two acre lakefront parcel hit the market on June 8, 2012 at $3,690,000. It was under contract on August 19, 2012 after only 77 days on the market. It closed very soon afterwards for $3.250,000.
Both of these properties were priced properly, and sold for what any reasonable appraisal would indicate as the true market value.
Why do many listings not sell? Why do so many take much longer to sell? Many times the answer comes down to the asking price. But more often, it is the marketing strategy employed by the listing broker.
For example, a typical national brand real estate broker would schedule a professional photographer to take photos, and perhaps a video. Flyers would be printed and displayed beautifully in their real estate office and in the property itself. They would place a for sale sign with the agents cell phone number, the office phone number, and in some cases, a web address.
Then, they would place an ad in the local real estate guide that includes a thumbnail photo of the property and a short description (along with all their other listings).
Finally, they will wait for the phone to ring. Unfortunately, the next issue of the real estate guide could be many weeks away from being released. So, the phone might not ring for a very long time.
On the other hand, I do all the same things. However, when I agree to take a listing, I will have professional photos done within a few days. Those photos (and watch for our new UAV Aerial Videography) are immediately uploaded to the mls and the listing is featured on our family of real estate websites that attract close to 200,000 page views per month in season, and the property is featured in TheDailyListings Newsletter which is viewed by more than 8000 subscribers!
